Position Title: Property Manager
Division: Commercial
Report To: Senior Property Manager
Location: North Bethesda, Maryland
Position Summary:
The Property Manager will be responsible for managing the operation of a designated portfolio of retail and commercial properties, coordinating between tenants, vendors, customers, internal resources, and other stakeholders, ensuring the properties are well-maintained and meet the highest standards of safety and accessibility. Responsibilities include budget creation and management, revenue collection, monitoring accounts receivable and payable, supporting construction and leasing, and managing third party vendors. The Property Manager is a critical team member that leads the value creation for a designated portfolio of commercial real estate properties.

Position Duties and Responsibilities:
- Act as a liaison between center owners, tenants, lease administration, accounting, and maintenance staff.
- Work with third party leasing brokers to negotiate and coordinate new lease deals, renewals, extensions and terminations; maximize specialty leasing opportunities to drive revenue wherever possible.
- Maintain legal and regulatory compliance and mitigate potential liability and operational risks.
- Develop strategies to improve property standards; establish and maintain preventative maintenance contracts to minimize repairs and liabilities.
- Respond to tenant inquiries and issues, including emergency maintenance situations, by assessing the situation and taking appropriate action.
- Act as Tenant Coordinator between Tenant contractor on buildouts, Landlord and municipalities, ensuring proper permitting, licensing and insurance while following center policy and procedures.
- Develop and manage annual operating budgets for assigned properties.
- Manage and maintain a comprehensive database of Certificates of Insurance for tenants and vendors, ensuring that all documentation is current and compliant with the required coverage limits.
- Assist with financial reporting, including monthly variance notes and narratives for various landlords (third party and owned centers).
- Collect and analyze sales reports from tenants and vendors, ensuring accuracy and timeliness, and monitoring tenant health to support leasing efforts.
- Create, manage and maintain a marketing plan, including social media for centers in portfolio, if applicable.
- Review all leases at assigned properties to ensure landlord obligations are met, tenant responsibilities are maintained, and proper billing methods are used.
- Manage accounts payable and coordinate billing between vendors and accounting in a timely manner.
- Monitor accounts receivable and coordinate payment with lease administration, accounting, and leasing, as required.
- Attend networking events to establish contacts within the community and industry to maintain and develop business opportunities.
- Schedule annual or bi-annual property walks with center owners.
Education and Experience
- 4-year college degree in business, real estate, property management or related field.
- Minimum of 3-5 years of experience in commercial property management, retail and shopping centers preferred.
- Strong understanding of lease agreements, property management, tenant relations, and common area maintenance.
- Excellent communication and interpersonal skills.
- Strong organizational skills, with the ability to manage multiple projects simultaneously.
- Proficient analytical and accounting knowledge and skills.
- Knowledge of local and state laws and regulations related to retail and commercial property management.
- Familiarity with mechanical systems, construction, paving and roofing systems, leasing and financial reporting.
Skills/Competencies
- Detail oriented.
- Ability to apply practical, logical and analytical reasoning to develop performance goals to achieve objectives.
- Familiarity with the commercial real estate industry.
- Strong work ethic and desire to learn.
- Working knowledge of computer software programs such as Microsoft Office, including Excel and Word, and accounting and property management software programs such as MRI, preferred.
Physical Requirements
- Working with a computer.
- Extensive walking and occasional climbing of ladders.
- Lifting and moving files, boxes, up to 30 pounds.
- Travel to all existing owned centers, possible locations for new center acquisition, and locations of new development opportunities. Property site visits anticipated weekly, at a minimum.
